Selling or Buying a Home in the Charlotte Region? Here are the June 2010 MLS Statistics

Whether you are a For Sale By Owner, have an MLS Listing, or even if you are just thinking you might buy a home or sell a home in the Charlotte Region soon, it’s a good idea to know what the market is doing.  This is a summary of the latest statistics from the Realtor Association based in Charlotte, NC.

Inventory continues to be favorable to sellers compared to years past.  Though overall sales are lower, there are fewer homes out there now for sale relative to the number of buyers looking to buy.  The tax credit did a pretty good job of thinning the inventory overall.  The majority of the homes that went under contract in April have now sold. 

Unfortunately it seems that many of the buyers are staying on the sidelines as pending sales are lower now than they were at the same time last year.  This seems to be unjustified fear as interest rates are incredibly low relative to historic rates.  If one is looking to buy a home, home prices are very favorable and so are interest rates, so it’s a good time to be looking. 

Though inventory rose slightly in most price ranges this month compared with last month, overall inventory is still lower this year than it was last year.  New sellers are coming on the market and interest rates are very low, so buyers looking to lock in at a very low rate can still find good deals.
